Pitt. Co. mobile home owners get appeal opportunity

(Chatham) — Mobile home owners in Pittsylvania County are getting a chance to appeal their personal property assessment. 

Pearson’s Appraisal will field informal appeals this week in the Art Room at the County Community Center in Chatham. Appointments are required — you can call 800-767-0856. 

    Mobile homes are appraised during the general reassessment conducted by the county every four years. Pearson’s Appraisal Service Inc. conducted the 2024 reassessment.

Residents need to bring pictures showing any reason why they think their mobile home has been overvalued. 

    Double wide mobile homes owned by the landowner are classified as real estate and those property owners received a reassessment notice in October 2023. 

    Double wide mobile homes located on another person’s land are classified as personal property and those property owners will see this amount reflected on their personal property tax bill. Single wide mobile home owners will see their property value and tax amount reflected on their personal property tax bill, which were mailed out this month. 

The county’s real estate tax rate of 56-cents per $100 value is applied to all mobile homes regardless of whether they are real estate or personal property.  The 56-cent tax rate was approved by the Board of Supervisors last month.
