(Danville) — City planners are giving mixed reviews to a proposed housing development in west Danville—and that’s prompted developers to make major changes.
Acres of Virginia wants to develop the Vista 58 Townhomes. It includes two lots on Beech Avenue. That’s a short road running between Riverside Drive and Westover Drive.
Acres’ original proposal was to rezone five acres from Multi-Family Residential to Attached Residential. They wanted to remove the existing mobile homes and build an attached residential development with 55 townhouses.
But that would have exceeded the maximum density allowed in the A-R district. Acres applied for a waiver with the city.
Staffers recommended the Planning Commission approve the rezoning, saying it would help the city meet its current housing needs. But they recommended denial of the waiver to exceed development density. They say that would not comply with the 2030 Comprehensive Plan.
This week, Acres sent a revised proposal to the city. They now plan to use half of the development strictly for recreation. That means the housing portion will take up less than three acres. Acres says this will also eliminate the need for a rezoning.
The Planning Commission will field the proposal next week.
