(Danville) — The Danville Planning Commission wants to clear the way for a developer to turn another former tobacco district warehouse into housing.
A company called 400 Bridge, LLC is asking for a Special Use Permit for a waiver of density restrictions at 400 Bridge Street. That’s a three-story brick structure with zero setbacks from the property line at the corner of Bridge and Wilson Streets, across from the former Worsham Street Bridge site.
The zoning code currently restricts development in the Tobacco Warehouse Commercial zoning district to 24 units per net acre for multifamily residential. Developers want to create a multifamily complex with 25 one and two-bedroom apartment units. This request exceeds the maximum density allowed. Therefore, a waiver is needed.
Planners Monday unanimously recommended City Council approve the waiver, capping development at 25 units. Council will vote on the permit request next month.
